We're excited to introduce CALMING CACTUS, our 3 BR, 2 BA, one story Fountain Hills home with a heated pool, covered patio, putting green, propane fire pit and grill. Home is elegant and comfortable with attention to detail throughout. Backyard oasis has a pool with a waterfall and a cover to keep the pool warmer overnight. Heating the pool is optional and an add-on fee of $75.00 per night to heat the pool to 80º F. There is a covered patio with loungers and other seating for dining and relaxing. Two bikes are at the home for guests who like to pedal the beautiful community and beyond.

The great room features an electric fireplace, large TV and plush furnishings. The kitchen is completely stocked with everything your chef needs to prep and serve delicious home cooked meals. Both Keurig and drip coffee machines are supplied. There is counter seating for 3 plus table seating for 4 more. Highchairs are available to rent.

An area in the great room is dedicated to games. Ice hockey and board games are a few of the choices. A long table provides seating for drinks, snacks, puzzles, games and more.

The garage has been converted to a bedroom/game room with sleeping for 6. Two full over queen bunk beds have been added as well as a pool table and additional games.

~ CLOSE YOUR EYES ~
The bedroom floor plan is split to enhance privacy. There are 4 bedrooms that sleep 12. The primary suite has a queen bed, TV, ceiling fan and en suite bath with large vanity and a walk-in shower. Bedrooms 2 and 3 have queen beds and share Bathroom 2 with a tub-shower combo. Hair dryers are stocked. Pack 'N Plays are available to rent if needed.

The garage has been converted to a bedroom with a pool table and sleeps 6. There are 2 bunk beds: top beds full, middle beds full and bottom beds twin. The pool table adds indoor fun for guests of all ages.

Laundry room includes appliances and detergent. There is parking for 3 vehicles on the driveway. Location is private and quiet. Home is 7 miles from the Scottsdale Mayo Clinic.

Fountain Hills is known for its iconic fountain, exciting hiking/biking trails, beautiful scenery and family friendly parks. The Fountain Hills Splash Pad provides hours of wet and wild fun for guests of all ages. History buffs will enjoy the River of Time and Exploration Center situated within the Fountain Hills community. Recently, Fountain Hills was named a Top 20 Stargazing Destination in the USA. Bring your star guides and binoculars to partake in outstanding stargazing.

Fountain Hills borders Scottsdale, a city with combined southwestern and contemporary charm. Shopping choices include quaint and famous Old Town Scottsdale and Fashion Square with 240+ specialty stores and restaurants. A variety of golf courses and trails for hiking or biking are a short commute.

The modern highway transports you to Phoenix, Mesa, Gilbert and Tempe in a matter of minutes. Payson, known as the "heart" of Arizona, and the Mogollon Rim are a one hour drive and well worth your time if you are looking for majestic scenery and four season recreational activities.

FOUNTAIN HILLS TOWN CODE
“The Owner of this property will provide you with pertinent safety information, explain your responsibilities under the Fountain Hills Town Code, and expect you to certify your compliance therewith.

You must not use this property for any nonresidential or other prohibited activity or use, as defined in Fountain Hills Town Code Section 8-6-5. Any renter who causes, permits, facilitates, aides, or abets such prohibited use of this property shall be subject to a civil infraction carrying a mandatory penalty of a minimum of $500.00, in addition to any other penalties which the Town may impose.

The use of this Short-Term Rental to house sex offenders is prohibited by State Law and by the Fountain Town Code. The Owner of this Short-Term Rental is required to perform a background check on you and your guests prior to your stay.”

~ RESERVATION NOTES ~
The minimum age to rent is 28 years.

We rent to families; exceptions to this must be approved prior to confirmation of reservation.

The names of all guests staying overnight at the property must be included on the Rental Agreement s guest list.

The number of people must be appropriate for the number of beds. If deemed necessary, Arizona Vacation Home Rentals reserves the right to approve the reservation based on sleeping arrangements.

Written approval is required to exceed the standard occupancy of 12 for this home. Unless Arizona Vacation Home Rentals has granted permission to exceed the standard occupancy number, Guest agrees to limit guests, including infants and children, to standard occupancy of twelve (12).

Daytime visitors to home may not exceed six (6) people to include adults, infants and children unless prior permission is granted by Arizona Vacation Home Rentals.

Absolutely NO parties, gatherings or events of any size permitted. Home and community are for quiet enjoyment only.

To ensure neighborhood noise levels are respected, the home has NoiseAware, an excessive noise alert system that measures noise levels. It does NOT record sounds or conversations.

For guest security, on the outside of the home is a security camera that faces the street and driveway.

All AZ Vacation Home Rental properties have working smoke and carbon monoxide detectors.

Heating the pool is optional and an add-on fee of $75.00 per night to heat the pool to 80º F.

NO pets (including visiting pets) are allowed inside or outside the home. The owners and some guests have severe allergies and the home must remain pet free.

Violation of any house rule may result in termination of the rental contract, eviction and Guest will forfeit all monies paid, including rent, cleaning and deposits.

AZ Vacation Home Rentals reserves the right to require a refundable security deposit.

All TVs are for streaming and not satellite or cable serviced.

Guests who are paying the monthly reservation rate will be charged a daily electricity fee for any days that fall in the months of May through September.
